Lender room

A read-only link that shows your bank how a project sells and collects, in totals only, with expiry, revoking and a count of openings.

Banks that lend on a construction want to follow how the project sells and how much buyers have paid. The lender room gives them a link to a read-only page with exactly that: units sold, money signed, collected and late, what is expected each month, and the construction milestones. It shows totals only, never a buyer’s name or details. The bank needs no account.

Each link expires, you can revoke it at any time, and the CRM counts each time it is opened.

The lender room is for admins, on the web. Agents don’t see it.

  1. Open the project and click the Buyer payments tab.

  2. Scroll to the Lender room card at the bottom and click New lender link.

  3. Fill in:

    Field What to enter
For Who the link is for, such as the bank’s name. Required.
Works for 30, 90 (the default), 180 or 365 days.
  4. Click Create link.

  5. Click Copy link. You see “Link copied.” Then click Close.

  6. Send the link to the bank yourself, by email or however you usually reach them.

Important: the link is shown only once. SADE doesn’t keep a copy it can show you again, so copy it before you close the dialog. If it is lost, revoke it and make a new one.

Anyone who has the link can see the totals until it expires or you revoke it, so send it only to the people at the bank who need it.

What the bank sees

The page is headed Lender view, with the project’s name, the developer, the status and the month of the keys, and the line “Figures as of” the date. “Totals only: no buyer’s details are shown.”

Section What it shows
Sales Share sold (the sold units out of all units), with the number of units in all, and the units Sold, Reserved (units on hold included) and Available.
Collections For each currency: Signed value, Collected and its share of what is due so far, Still to pay, Late, Late money by age, and Expected by month.
Construction milestones Each milestone with its planned date, or the date it was reached.

The figures are the same as on your Buyer payments tab, at the moment the page is opened. The footer says the page is shared by you through SADE CRM, from the payments you record, that it isn’t an accounting statement, and until when the link works.

The Lender room card lists every link:

Column What it shows
For Who the link is for.
Works until The day it expires, or a Revoked or Expired chip.
Opened How many times the link has been opened, and “last” with the date of the latest opening.

The CRM shows only the count and the last date, not a list of every opening.

  1. Click Revoke on the link.
  2. Confirm. You see “Link revoked.”

The link stops working at once. You can make a new one at any time.

An expired link, a revoked link, a link that was never valid, and the link of a project whose agency’s plan no longer includes projects all show the same page: “This link no longer works. It may have expired or been revoked. Ask the developer for a new one.” The bank learns nothing else from it.

Limits

  • A project can have up to 20 live links at once: “A project has at most 20 live lender links. Revoke one first.”
  • A link works for 30 to 365 days, chosen when you make it. To extend a link, make a new one.

An example

Ndërtimi Arbëria finances Rezidenca Liqeni with a construction loan, and the bank’s credit officer asks for a monthly update on sales. Ilir Dervishi opens Buyer payments → Lender room → New lender link, types the bank’s name in For, keeps Works for at 90 days, and clicks Create link. He clicks Copy link and emails it to the credit officer.

The officer opens it the same afternoon. She sees a share sold of 33.3%, 25 of the 75 units, with 15 more reserved, then the signed value, what has been collected and what is late, and that “Frame complete” is planned for March 2027. She sees no buyer’s name.

A week later the Opened column shows 3, with the last opening that morning. In February the bank changes its credit officer, so Ilir clicks Revoke on the old link and makes a new one for the new officer.
