Market prices, under Team in the menu, shows what homes are asking on the SADE marketplace in the cities where your agency has public listings, and in their neighbourhoods: the median price per m² for sale, the median rent, and how they have moved. Below the figures, What to say to an owner turns them into a rough range you can give an owner on the phone.
Agency admins and agents see the same page. The figures are asking prices, not the prices homes sold for.

Tiranë in the fourth quarter of 2026, with figures for sale but too few homes to rent yet.
Reading the figures
- Choose the kind of home at the top: All homes (the default), Apartments or Houses.
- Each city where your agency has a listing on the marketplace now has its own card. Under the city’s name you see the quarter and the month the figures come from, for example “Q4 2026 · figures of October 2026”.
- The first row of the table is the Whole city. Below it come the city’s neighbourhoods where your agency has a public listing and there are enough homes for a figure.
| Column | What it shows |
|---|---|
| Place | The city or the neighbourhood. |
| For sale: Median per m² | The median asking price per m², with the middle half under it. |
| For sale: Homes | How many homes the figure is based on. |
| Vs last quarter | The change of the median price per m² from the quarter before. Green when up, red when down. |
| Vs a year ago | The change from the same quarter a year before. |
| To rent: Median rent | The median monthly rent. |
| To rent: Rent per m² | The median monthly rent per m². |
| To rent: Homes | How many homes the rent figures are based on. |
Where there are not enough homes, the cell says “Too few homes”. The changes are only shown when both quarters have enough homes.
Under the table, a chart shows the Median asking price per m², by quarter for up to three years. Switch it between For sale and To rent. It appears once the city has figures for two quarters.
The labels on a card
- Provisional: the current quarter. It changes until the quarter ends.
- Rebuilt later: a past quarter SADE worked out again afterwards from the listings still on record. It may undercount homes that left the market early.
How the figures are made
- Median is the middle price: half the homes ask less per m², half ask more.
- Middle half is the range between the cheapest quarter and the dearest quarter of the homes, per m². A quarter of the homes asked less, a quarter asked more.
- Minimum count. Each figure needs at least 8 homes. Places with fewer are left out, but their homes still count in the city’s figure.
- What counts. Homes listed on the SADE marketplace by verified agencies, and by owners whose listing SADE approved. A home listed by several agencies counts once. Listings priced per m², blocked listings, and anything that is not a home (shops, offices, land, garages, warehouses, hotels) are left out, and so are prices too low or too high to be real.
- Which month. A home counts in a month if it was on the market at some point that month. A quarter shows the figures of its last month.
- Neighbourhoods are the names agents type on their listings, grouped by spelling, so “Ish-Blloku” and “Ish Blloku” are one place.
- Currency. Everything is shown in euros. Prices in other currencies are converted at today’s rate.
- When. The figures are rebuilt every night.
The box How these figures are made, at the bottom of the page, says the same in short.
Why the page might be empty
The page only shows cities where your agency has at least one listing on the marketplace now. If your agency is not verified yet, or none of its listings is public, the page says “No figures yet”. It fills in as your listings go public and as enough homes are listed in each place. See Review and publishing.
What to say to an owner
When an owner asks what their home might fetch, this card gives you a rough range to start the conversation. It multiplies the home’s area by the middle half of asking prices per m² in its place.
- Choose For sale or To rent.
- Pick the Place: a whole city (“Tiranë (whole city)”) or one of its neighbourhoods. Only places with figures are listed.
- Type the Area in m². It must be more than 10 m².
The card shows the Rough asking-price range (for rent, the Rough asking-rent range, a month), and a line explaining it: the middle of the range, the area, the prices per m² used, and how many homes they come from. The kind of home chosen at the top of the page (All homes, Apartments or Houses) applies.
Sale figures are rounded to €1,000 (to €100 under €20,000), rents to €10. Nothing is saved or sent to anyone.
Important: this is not a valuation. It says what similar homes nearby are asking, not what this one is worth or will sell for. Condition, floor, view and the building can move it either way, and homes usually sell for less than they ask. Use it to open the conversation, then offer to visit.
Seller leads from “What’s my home worth?”
On sadegre.com, owners can check what their home might be worth for free, on the page “What’s my home worth?”. After they see their range, they can ask up to three agencies to contact them for a real valuation. Each agency they choose gets a new lead in SADE CRM.
Which agencies are offered
The marketplace offers the owner up to six agencies. Your agency can be one of them when:
- it is verified;
- it has public listings in the home’s city;
- the switch Receive seller leads from the marketplace is on (it is on to start with).
Agencies with the most public listings in the home’s neighbourhood come first, then those with the most in the city. Nobody can pay for a place in this list, and promotions do not change it. Next to each agency the owner sees how many homes it lists nearby and, once the agency has had at least 10 leads in the last 30 days, the share of new requests it answered on time.
How the lead arrives
- It arrives in Leads like any other new lead, from “SADE Marketplace”, and your lead routing decides who gets it. The person it goes to is notified.
- The lead card has a Seller chip, with the middle of the owner’s range when there is one, for example “Seller · about €143,000”. Its line reads “Wants to sell · SADE Marketplace”.
- On the client’s timeline, the enquiry carries a card Asked what their home is worth: the type, the area, the bedrooms, the neighbourhood and city, whether it is for sale or to rent, the range the owner saw and how confident the estimate was (High confidence, Medium confidence or Low confidence).
- The owner’s consent to be contacted is saved with the person.
The card shows what the owner already has in mind before you call. The range is the one the owner saw, made from asking prices of similar homes; it is not a valuation either.
Turning the switch off
An agency admin can stop receiving seller leads: open Settings → Lead routing, and in the Speed to lead card turn off Receive seller leads from the marketplace, then save. Your agency is then no longer offered to owners. See Lead routing.
Note: Market prices and the owner card are not in the phone app. Seller leads do arrive in the app’s leads, without the valuation card.
Agim Gjoka phones Tirana Living Real Estate. He owns an 85 m² flat in Tiranë and wants to know roughly what he could ask before he decides to sell.
Arta Krasniqi opens Market prices. The Tiranë card shows a median of €1,681/m² for sale, with a middle half of €1,412 to €1,812, from 8 homes. Neighbourhood figures are not there yet, so in What to say to an owner she chooses For sale, picks Tiranë (whole city) and types 85.
The card shows a Rough asking-price range of €120,000 – €154,000, with the middle of the range at €143,000: 85 m² at €1,412 to €1,812 per m². Arta tells Agim that similar flats in Tiranë are asking roughly that, that his floor and condition can move it either way, and that homes usually sell for less than they ask. She offers to visit on Thursday to give him a proper figure.
A week later another owner, in Blloku, checks “What’s my home worth?” on sadegre.com and picks Tirana Living among three agencies. The lead reaches Arta with the chip “Seller · about” and the middle of that owner’s range, and the timeline shows the card Asked what their home is worth before she calls.
