SADE CRM for developers

Sell the building, not a spreadsheet.

Every project opens on a live drawing of its building. Hold and reserve units for clients, set prices by rule, let partner agencies sell on your terms, and follow what every buyer has paid, up to the last instalment.

An example project. Your own board is drawn from your units, your floor plans and your render.

The building board

Your whole project, one look.

Every unit sits in its place on its floor. Paint the building by status, price per m², enquiries or days unsold, and the filter lights up the floors that have what a client asked for.

Floor plans and the real building

Your own drawings, traced once.

Upload a floor plan as an image or PDF, say which floors it covers, and click around each unit. A typical floor is traced once for every floor it fits, and a plan for a single floor takes over where that floor is different. Then trace each floor on your render or a photo, and the board shows the real building.

  • No drawings yet? The board draws the building from your units, with nothing to upload.
  • Snapping to right angles and corners, undo, and copied shapes.
  • One render can show several buildings, and each floor knows its own.
  • Pick a floor on the building to open its plan.
Holds, reservations and sales

No more units sold twice.

An agent holds an available unit for a client for the project's hold time, 48 hours unless you change it. Nobody else can hold or reserve it meanwhile, and an expired hold ends by itself. Reserving turns the hold into a sale, which moves forward from reserved to contract to completed, or is cancelled.

  • A waiting list for taken units: when one frees up, the next agent in line is told.
  • Every status and price change kept in the unit's history, with who and when.
  • Completed sales count in your revenue and deals.
  • Viewings booked for a whole project or for a single unit.
Price book and sales pace

Prices set by rule, not by hand.

Set a base price per m², a step for each floor up, and percentages for orientation and for a unit's place on the floor, which is how a view is priced. See the new prices on the building before you apply them, to every unit on sale or to a selection.

  • Reserved and sold units keep their price, and a held unit keeps what the client was told.
  • Planned rises, like +5% after 30% sold, are suggested when sales reach them and never apply by themselves.
  • Sales pace against your monthly target, and when you sell out compared with the completion date.
  • Worked out from your own sales only.
Partner agencies

Let other agencies sell, on your terms.

Invite agencies by email with their commission, how many days a client they register stays theirs, and which units they may sell. Partners see the building in their own SADE CRM, hold and reserve, and register their clients. The first to register a client wins.

  • Partners never see your leads, other partners' clients, or anyone else's terms.
  • Commission is recorded when a partner's sale reaches contract, then marked paid, or disputed with a reason the partner sees.
  • A statement PDF for each partner, and each partner's clients, sales and conversion.
  • SADE records what is owed. It moves no money.
Buyer payments

After the contract, every instalment in view.

When a sale reaches contract, its schedule is made from the project's payment plan: instalments at the contract, on a date, or at a construction milestone. Record each payment with its receipt, and mark a milestone reached to make its instalments due for every buyer at once, after a preview.

  • Corrections are reversals and refunds, so nothing is overwritten.
  • Reminders each morning for the agent, and emails to buyers in 11 languages, only if you turn them on.
  • Late money by age, collected against plan, and the cash expected by month.
  • CSV exports for your accountant.
Lender room

A read-only link for your bank.

Give your bank a link that shows how the project sells and collects: units sold and reserved, money collected against plan, what is late and what is expected. In totals only, never a buyer's name.

  • No account needed, and the page opens in 11 languages.
  • Choose when it expires, and revoke it at any time.
  • Every opening is logged, so you see when the bank looked.
One building, everywhere

The same live building wherever buyers and agents look.

On the SADE marketplace

Your project page shows the building, its floors and what is still free. A held unit shows as reserved, so nobody sees who holds what.

On your own website

One line of code puts the building and an enquiry form on your site, in your colour and language. Enquiries arrive in the CRM marked Website widget.

<script src="https://sadegre.com/embed.js" data-project="…" data-market="al" data-lang="sq" data-color="5011d9" async></script>Copied from the project's Widget tab, with a live preview.

In the CRM app

Agents see the building on their phone and tap a unit to hold it, reserve it, book a viewing or join its waiting list.

On your dashboard

Units available, reserved and sold, enquiries and your latest projects, the moment you sign in.

Questions from developers

Do I need CAD files or 3D models?

No. A floor plan as an image or PDF is enough, and you trace it in the browser. With no drawing at all, the board draws the building from your units.

Does SADE handle buyers' money or commission?

No. SADE records what each buyer owes and has paid, and what each partner is owed, as you enter it. Money moves the way it does today, outside SADE.

What do partner agencies need?

Their own SADE CRM on a plan with projects, which today means Pro. They see the building as the public does, plus their own holds, clients, sales and commission.

What works on the phone?

The building, holds, reservations, the waiting list and viewings are in the CRM app. Tracing plans, the price book, partners and buyer payments are on the web.

Can you help us set up our first project?

Yes. Pro includes set-up help for your team and your first projects.
